You earned the benefit. The hard part is using all of it — and most people never do.

What’s Inside

Why You Need the Veteran Homebuyer’s Guide

Your Entitlement and What It’s Worth

What entitlement actually is, how to pull your Certificate of Eligibility, what full versus partial entitlement means for your buying power, and how to restore it after a previous VA loan.

The Funding Fee — and Who Doesn’t Pay It

How the VA funding fee is calculated, why it changes with your down payment and whether it’s your first use, and the exemptions that let many veterans with a service-connected disability rating skip it entirely.

Zero Down Doesn’t Mean Zero Cash

Earnest money, the Texas option fee, inspections, and the closing costs a seller may or may not cover — a realistic picture of the cash you need at each stage, even with no down payment.

VA Appraisal & Minimum Property Requirements

What the appraiser is required to flag, which conditions have to be repaired before closing, and how to spot a property that will fight your loan before you write the offer.

Writing an Offer Sellers Accept

The myths that make some listing agents shy away from VA offers, and the terms, timelines, and documentation that make yours read as strong as any conventional bid in Katy, Richmond, or Clear Lake.

Texas Benefits That Stack On Top

The disabled veteran property tax exemption, the Texas Veterans Land Board loan programs, and how each one changes your monthly payment and the price range that actually makes sense.

Texas Benefits Chapter

Federal benefits are only half of what you qualify for in Texas.

The guide devotes a full chapter to the state-level programs that change what you can afford here — the disabled veteran property tax exemption, the Texas Veterans Land Board loan programs, and how each one interacts with your VA loan and your monthly payment.

Disabled Veteran Property Tax Exemption

Texas offers a homestead exemption that scales with your service-connected disability rating, and veterans rated 100 percent disabled or unemployable may qualify for a total exemption on their homestead’s appraised value. In a state with no income tax and high property taxes, this is often the single largest factor in a Houston-area veteran’s housing budget.

Texas Veterans Land Board

The VLB offers home loans, land loans, and home improvement loans exclusively to Texas veterans, with interest rate discounts for qualifying disability ratings. Depending on your situation a VLB loan may compete with or complement your VA loan, and the guide walks through both side by side.

How They Interact With Your VA Loan

Benefits don’t apply themselves. The guide covers the paperwork order, the deadlines that matter, and the questions to ask your lender so the exemption and the loan structure are priced into your budget before you start touring homes — not discovered after closing.

A Glimpse of Life Here

Where Houston-area veterans are buying.

Clear Lake and League City for Ellington Field and Coast Guard Air Station Houston. Katy and Fulshear for schools and new construction. Richmond and Rosenberg for the most house per dollar in Fort Bend County.
